Needtosellmyhouse.net’s Frequently Asked Questions

Q: Where are you based and which areas do you cover?

A : We are based in the North West of England and typically most of our transaction take place in this region, however, we do cover the whole of the UK so please contact us regardless of your location

Q: What are the timescales involved I need to sell my house fast?

A : This is an open ended question as often the speed of the transaction depends upon how fast you as a vendor needs to go at. We have completed on property within 48 hours and we’ve also at a vendors request not completed for 4 months. We can go as fast as you need us too and our solicitors are as quick as they come.

Q: Is the sale discrete?

A : Your sale is 100% confidential and we will not speak to any third parties or put Sold boards outside your property. If you are looking to rent back from us then nobody will ever know you’ve sold.

Q: Are there any hidden costs or do you have any charges?

A : There are no charges for obtaining a quote and if we do agree a sale your only costs will be your usual legal costs. We can in most circumstances assist with you solicitors costs providing you use a solicitor from our panel.

Q: What types of property do you buy?

A : We buy all types of residential property

                                        Houses

                                        Flats

                                        New Builds

                                        Ex LA

The only thing we do not buy is Commercial property and structurally unsound property. The property itself does not have to be in good condition for us to purchase it. We will consider property in any condition providing its not falling down!

Q: I’m currently being repossessed, what do I do?

A: Providing we agree a sale then either our or your solicitor will contact your lender for you to explain you have secured a sale and this should be sufficient in most cases to hold off any repossession proceedings.

Q: If I accept your offer am I bound to it?

A : No. If you are also on the open market and are fortunate to find a buyer at a higher price you can pull out at any stage. If you have incurred any legal work then you will be responsible for reasonable solicitors costs you may have accrued to that point.

Q: Do you have a maximum house value that you’ll buy.

A: No. However, the vast majority of our transaction are below the £250,000 level.

Q: I’m already on the market with an Agent do I need to tell them?

A : We would generally recommend speaking to your Agent or reading the small print in your contract with them. It may well be that they are entitled to there commission, however, we will ask you to remove the sale boards and we’ll ask the agent to stop marketing the property for you.
